Stage 0-1
Every successful project starts with a clear brief. At ARCHIBUILD, we begin by listening carefully to your ideas, priorities, and expectations so that we can define a realistic direction together. We’ll visit the site, take surveys and measurements, and prepare accurate drawings as a foundation for design. By establishing clarity at this stage, you gain confidence in what can be achieved within your budget and timescale.
Stage 0-1

This stage is about listening carefully to your aspirations, priorities, and budget, while also analysing the site conditions to uncover opportunities and constraints. The aim is to create certainty from the outset so you feel confident in the direction of your project.
What this stage includes:
Initial consultation to understand your vision, needs, and expectations
Site visit to measure and record existing conditions
Commissioning of measured building and/or topographical surveys (where required)
Photographic record of the site and surroundings
Preparation of accurate existing drawings and a 3D site model
Written Project Brief setting out scope, goals, and budget
Stage 2
With the brief in place, we move into early design exploration. Using 3D modelling, we turn your requirements into clear sketches, layouts, and visualisations that are easy to understand. This is a creative but also practical stage, where we test ideas, explore layouts, and consider material choices while keeping buildability and cost in mind. If useful, we can also begin early discussions with the local planning authority to ensure the project is heading in the right direction.
Stage 2
This is where ideas take shape. With a clear brief in place, we begin exploring layouts, volumes, and architectural language to capture the character of your project. We focus on turning your requirements into designs that balance creativity with practicality, ensuring early decisions consider buildability, cost, and planning potential. Because we design in 3D, you’ll be able to visualise proposals clearly, helping you make informed choices. At this stage we can also engage in pre-application discussions with the local planning authority to test the project’s planning viability.
What this stage includes:
Concept sketches and layout options
3D visualisations and digital walkthroughs to help you experience the design
Outline plans and elevations showing design direction
Discussion of key materials, finishes, and sustainability opportunities
Preliminary review of buildability and potential costs
Early dialogue with planning officers (optional pre-application submission)
Stage 3
Once a preferred design direction is agreed, we refine it in greater detail. Plans, elevations, and material palettes are developed, supported by high-quality visuals to help you picture the final result. At this point, we also prepare and submit the planning application, coordinating any supporting documents needed. We remain in close contact with the planning authority throughout and keep you updated until a decision is reached.
Stage 3
With the preferred concept agreed, we develop the design in greater depth and prepare it for planning approval. This stage is about refining layouts, defining material choices, and producing the drawings and reports required for a successful planning submission. Our 3D visuals and material studies allow you to see how the design will look and feel, while we manage the formal process with the local authority. By carefully preparing the planning application and liaising with consultants where required, we aim to give your project the best chance of success.
What this stage includes:
Refined floor plans, sections, and elevations
Updated 3D visuals and rendered images
Material palette and initial interior concept studies
Preparation of Design & Access Statement (where required)
Coordination of supporting reports (heritage, ecology, arboricultural, flood risk, etc. as needed)
Submission of the planning application on your behalf
Communication with the local planning authority during the 8–10 week decision period
Stage 4
Good design relies on thorough preparation. Here, we create the detailed drawings, specifications, and schedules that define exactly how your project will be built. We coordinate input from engineers, consultants, and suppliers to ensure everything is aligned. Because ARCHIBUILD combines design and construction expertise, we can provide clear cost advice and guide the best route to procurement—whether that’s working with trusted contractors or through our own construction team.
Stage 4
Once planning permission is secured, the design is translated into a comprehensive technical package that ensures the project can be priced accurately and built efficiently. This is where the detail matters: from construction drawings and technical specifications to coordination with engineers and suppliers, we define every element so there is no ambiguity on site. ARCHIBUILD’s design-and-build capability means that buildability and cost control remain central throughout. At the end of this stage, we guide you through contractor procurement, whether by competitive tender or through our own trusted delivery team.
What this stage includes:
Full technical drawings (plans, sections, construction details)
Schedules of materials, finishes, fixtures, and fittings
Technical specifications covering performance, standards, and workmanship
Coordination with structural, mechanical, and electrical engineers
Integration of specialist supplier input (e.g. glazing, kitchens, joinery)
Tender pack preparation for contractor pricing
Tender management: issuing documents, reviewing returns, and advising on contractor selection
Drafting of building contracts and procurement agreements
Stage 5
This is where the design becomes reality. Our construction team manages the build on site, making sure progress, quality, and craftsmanship meet the standards agreed from the outset. Regular updates and site visits keep you closely involved, while our design oversight ensures the integrity of the vision is maintained. At ARCHIBUILD, we take pride in delivering quality workmanship at every stage of the build, ensuring a smooth process from start to finish.
Stage 5
With all the planning and preparation complete, the focus turns to building your project. This stage is about delivery: transforming drawings into a physical reality with careful management, attention to detail, and clear communication. As both designers and builders, ARCHIBUILD ensures that the vision is upheld on site while quality workmanship is maintained at every stage of the build. We monitor progress closely, resolve issues quickly, and keep you informed with regular updates, giving you peace of mind throughout the construction journey.
What this stage includes:
Site mobilisation and pre-start meetings
Programme of works agreed with contractor/team
Regular site inspections and progress reports
Contract administration (where required) to ensure quality and compliance
Responses to contractor queries (RFI – Requests for Information)
Monitoring of workmanship and finishes
Clear communication with you at every stage
Interim payment certificates and valuation reports (if acting as Contract Administrator)
Stage 6
On completion, we inspect the building thoroughly to ensure everything meets our shared expectations. Any minor issues are resolved quickly before we hand the project over to you. We provide all necessary documentation and certifications, and remain available for aftercare support as you settle into your new space. For ARCHIBUILD, a successful project isn’t only about the build itself—it’s about leaving you with a home or space that continues to work beautifully for years to come.
Stage 6
Completion is more than just handing over the keys. At ARCHIBUILD, we ensure your building is finished to the highest standard and that you are supported as you settle in. We inspect the works in detail, manage snagging, and provide all the documentation you need for long-term maintenance and peace of mind. Even after handover, we remain available to resolve any issues during the defects period and to review how the building performs in use. Our goal is not only to deliver a successful project but also to leave you with a space that continues to serve you well for years to come.
What this stage includes:
Practical Completion inspection and snagging list
Resolution of any minor defects before handover
Delivery of handover pack, including:
As-built drawings
User manuals and maintenance information
Building Control certificates
Warranties and guarantees
Final completion certificates and contractual close-out
Ongoing support during the 12-month defects period
Post-occupancy review and feedback meeting
